Setback
Requirements
1.
Side lot line setback shall be four (4) feet (a four-foot
setback is required from the surveyed side lot line to any
part of a structure, including but not limited to foundations,
eves, cantilevers, bay windows, etc.).
2.
Rear lot line setback shall be twenty (20) feet (a twenty-foot
setback is required from the surveyed rear lot line to any
part of a structure, including but not limited to foundations,
eves, cantilevers, bay windows, etc.).
Variance
1.
Central may consider a variance request for rear lot line
setback of up to five feet, if:
a)
The leasehold is in Gosper County and Gosper County approves
a variance.
b)
The leasehold is in Dawson County and no approval from the
county is required.
c)
The neighbors support the request.
d)
The Area Association and/or Lake Association support(s)
the request.
2.
Central may consider a variance request for rear lot line
setback of up to eight (8) feet, if:
a)
Requirements 1a through 1d are met.
b)
A five-foot rear lot line variance is not adequate due to
the need to address septic system requirements, in which
case an additional three (3) feet of variance may be considered
for a total variance of eight (8) feet.
